The loft hatch typically sits in the insulated envelope of a dwelling — the line between heated space below and the unheated void above. A poorly-sealed hatch leaks warm air upward, drives heating bills up, encourages condensation in the void, and torpedoes pressure-test results at handover. Do I need an airtight loft hatch for Part L?

If the loft hatch sits in the insulated envelope of the dwelling, then yes — a poorly-sealed hatch is one of the biggest single-point leakages in a domestic envelope. For any project undergoing pressure testing at handover, the loft hatch needs documented airtightness.

What's Class 4 mean?

Class 4 is the highest air permeability classification under BS EN 12207. A Class 4 product leaks no more than 3 m³/h·m² at 100 Pa. Our airtight R12 variants meet this with the test report supplied free.

Is the seal permanent?

The EPDM gasket is rated for the building's lifespan and is replaceable. Periodic visual inspection — typically at the same cadence as fire-door checks — confirms the seal remains intact.

Can I get airtight, smoke and fire rated in one hatch?

Yes — our R12 insulated loft hatch variants are available with combined ratings. Check the specific product datasheet for the exact classification (e.g. EI60 / Sa / Class 4).
