A loft hatch, also referred to as a loft door or loft hatch door, is an insulated hatch installed in the ceiling to provide entry to the roof void or loft space above. Unlike traditional timber hatches, a metal loft hatch delivers superior durability, longevity, and where required fire performance tested with integrity ratings up to 120 minutes. Rapid Access manufactures insulated loft hatches in house at our UK facility, giving us full control over quality, lead times, and bespoke sizing. Available with either a beaded frame or picture frame, each unit is made to measure for a precise fit. Fire rated, insulated, Part L compliant and non fire rated options ensure you can match the specification to your project requirements.

Beaded and picture frame profiles deliver a clean, flush installation. Frame fixes to timber joists using minimum 3.5mm × 50mm countersunk self drilling woodscrews at 44mm hole centres (per PIM technical data).

Flexible Locking

3 point locking system as standard (bright zinc plated mild steel) paired with a continuous steel piano hinge. Bespoke locking options for residential, communal and multi occupancy buildings available on request.

A loft hatch is an insulated hatch installed in the ceiling to provide entry to the roof void or loft space above. Unlike traditional timber hatches, a metal loft hatch delivers superior durability, longevity, and where required fire performance with integrity ratings up to 120 minutes per PIM variant data. Loft hatches are used in residential, commercial, healthcare and education buildings wherever safe, compliant access to roof voids is required.
PIM variant data shows fire integrity ratings of 30 min (R12 PF) and 120 min (R12 PF and BF, including a 120 min smoke tested and airtight variant). Fire rated options maintain fire compartmentation between the dwelling and roof void as required by Building Regulations Approved Document B. Insulated fire rated options are also available for combined fire and thermal performance, specific test certificates available on request.
PIM documented U values: 0.567 W/m²K on the R12 Ladder variant and 0.760 W/m²K on the R12 Picture Frame and Beaded Frame variants, both achieved using high density rigid foam insulation. This significantly reduces heat loss through the loft opening and helps improve the overall thermal performance of the building envelope. The exact U value depends on the frame configuration selected.
Part L of the Building Regulations sets the requirements for the conservation of fuel and power in buildings. It covers the thermal performance of the building envelope, including openings such as loft hatches. Our Part L compliant loft hatches meet the regulation through high density rigid foam insulation that achieves the required U value threshold, compression gasket draught seals that prevent uncontrolled air leakage, and compliance documentation for Building Control submission.
PIM lists the R12 size range as 300×450mm up to 1000×1200mm for both Picture Frame and Beaded Frame variants in their standard (non-fire-rated) configuration. The 120 minute fire rated variant is restricted to a 650×900mm maximum size to maintain the fire integrity rating. Bespoke and made to measure loft hatches are available within these ranges, manufactured to your exact dimensions. If you’re unsure about sizing, our technical team can advise based on your specific application.
Two frame options are available: a beaded frame with a narrow return lip against the ceiling surface, and a picture frame with a wider visible frame overlapping the ceiling finish. Both deliver a secure, professional finish suited to different ceiling constructions.
