An airtight building envelope is essential for energy performance, occupant comfort, and condensation control. Every penetration through the envelope is a potential leak path. Airtight-rated access products are independently tested under BS EN 1026 to verify air permeability stays low under pressure — giving Passivhaus assessors and Part L calculations the data they need.

What does airtight mean?

An airtight product limits the volume of air that can pass through it under a pressure difference. Performance is measured in cubic metres per hour per square metre (m³/h·m²) at a standard test pressure, typically 50 Pa or 100 Pa.

BS EN 1026 test
The product is mounted in a test rig and air is pumped to create a pressure differential. The leak rate at multiple pressures (10-600 Pa) is measured and classified.
Why it matters
Part L of the Building Regs sets backstop air permeability values for new buildings. Passivhaus is stricter still — 0.6 air changes per hour at 50 Pa. Hitting either requires every penetration to be sealed and verified.
Class 4 — the standard target
The classification in BS EN 12207 most commonly specified for high-performance access products. Independent test reports confirm the value supplied.

Approved Document L (Conservation of fuel and power)
Sets maximum air permeability values for new dwellings and non-domestic buildings. Achieving the design figure requires sealed envelope products including access panels and loft hatches.
Passivhaus Standard
Demands ≤ 0.6 air changes per hour at 50 Pa — achievable only with rigorously tested airtight products at every envelope penetration.
BREEAM HEA 05 (Acoustic) / ENE 01

Answers to the questions specifiers and Building Control most often ask.

Test results are reported in m³/h·m² at a stated pressure (usually 50 Pa or 100 Pa). Lower = more airtight. A Class 4 product under BS EN 12207 will leak no more than 3 m³/h·m² at 100 Pa.
No. Airtight is an energy/envelope test under quasi-static pressures. Smoke-rated is a fire-safety test that simulates smoke leakage under fire conditions. Many of our products are tested for both, but the tests and certifications are independent.
If the loft hatch sits in the insulated envelope (most do), then yes — a poorly-sealed hatch is one of the biggest single point leaks in a domestic envelope. Airtight loft hatches with documented test data are the safe choice for any project pressure-tested at completion.
Our airtight seals are designed for the life of the building and are typically replaceable. Routine inspection at handover and during periodic fire-door checks confirms the seal remains intact.
